<br />~ <br /> <br />DeSilva Group builds the infrastructure of the project, and Greystone completes the homes. <br />This application would change the 15 townhome units to single-family detached homes, <br />incorporating the six moderate-income units. Mr. Summers believe!! the change from <br />attached townhomes to detached family homes offers the moderate-iqcome buyer a traditional <br />home at an affordable price. They plan to start construction in SprilJ1g 1994 with homes <br />being started by Mayor June 1994. <br /> <br />Mr. Summers indicated he had met with Mr. Green regarding his cQncerns of noise and <br />lights impacting his home, and he feels a solution can be achieved. . <br /> <br />Mr. Summers also thanked the staff for their constructive input in tI1e development of the <br />plans. <br /> <br />In response to Commissioner Wright, the applicant advised that the fence lines between the <br />properties end at the front edge of the houses, therefore the front la~ns are not restricted by <br />fences. <br /> <br />Tom Quaglia, 577 Salimar Avenue, Campbell, of Greystone Homes'also represented the <br />application. <br /> <br />~ <br /> <br />Commissioner Mahern stated she is unhappy with the size of Plan I' (900 sq. ft.) and asked if <br />some modification could be made to make the house more liveable. Mr. Summers indicated <br />that the room sizes are standard size, but the nook and dining room lcould be incorporated <br />into a great room. He advised that another way to achieve more fo<i>tage would be to allow <br />the rear of the house to bump out two feet into the established setbapk. This additional <br />footage would allow for a more efficient layout of the interior. Th~ street-side elevation <br />would not change. Moreover, these changes would not increase th~ price of the house. <br />, <br /> <br />In response to Commissioner Mahern, Mr. Summers stated the pric, of Plan 1 would be <br />around $176,000 to $180,000, and the larger models would be appr?ximately $255,000 and <br />$270,000, respectively. He also stated that Plan 1 is an average siztd single story height, <br />approximately 18 feet. <br /> <br />Commissioner Finch advised the Commission he had also met with the applicant. He <br />commented he would not like to see any new home in Pleasanton b~ilt with less than 1-1/2 <br />baths and would like to see the floor plan changed to incorporate anbther bathroom. He also <br />supports the two foot expansion on the rear of the house. <br /> <br />Commissioner Mahern advised the Commission that she had a telephone conversation with <br />Mr. Quaglia. . <br /> <br />Steve Friends, 4377 Krause St., is the President of the Homeowner$ Association of the <br />development north of the proposed project. He represented that development at the Planning <br />Commission meeting. He is concerned about the amount of availab~e parking once the <br />project is completed, and he wondered where the "adequate nearby parking" would be <br />located.
