Doris Caraballo <br />Application Cor a conditional use pennit to construct a second u t in coJ\junction with <br />the construction of a single-family residence to be located at 497 Forest Hill Drive. <br />Zoning for the property is PUD (Planned Unit Development) - M dium Density <br />Residential District. <br /> <br />Mr. Swift presented the staff report recommending approval of Case UP-93-49, subject to <br />the conditions of approval in the staff report. Mr. Swift noted that ne of the conditions <br />requires the property owner to reside in one of the two units at all ti es, the result being <br />both the units are never rented at the same time. <br /> <br />Commissioner Hovingh requested clarifIcation of "second unit" and secondary unit." Mr. <br />Swift stated that the terms are used interchangeably throughout State Code. <br /> <br />Commissioner Hovingh suggested that Condition 7 be rewritten to s te that the address of <br />~ unit be posted to the satisfaction of the Fire Marshall. Mr. Sw ft concurred. <br /> <br />Commissioner Wright believes the design of this house doesn't fIt th normal defInition of a <br />second unit, therefore, couldn't the primary house simply be supple ented with an extra <br />kitchen, living room and dining room. Approval of the second unit se permit is needed to <br />establish the second kitchen. Mr. Swift stated that staff had explor several options with <br />the applicant, however, she prefers this layout and is not interested i closing off the <br />hallway.
