Robert Meckauer <br />Application for design review approval to refurbish an existing s. gle-family residence <br />into two studio apartments and to construct a new twlHtory, th bedroom apartment <br />at 261 Spring Street. Zoning for the property is C-C (Central C mmercial) and <br />Downtown Revitalization District and Core Area Overlay District A Negative <br />Declaration has been prepared for this project and will be consi red at this hearing. <br /> <br />Mr. Swift presented the staff report recommending approval of Case Z-93-15 subject to the <br />~ conditions of the staff report. He noted that this is the first applicati n reviewed by the <br />Planning Commission that would have normally been done by the pr vious Design Review <br />Board. If approved by the Planning Commission no other review w uld be necessary. <br /> <br />Commissioner McGuirk questioned Mr. Swift in regard to the four <br />front yard, along with shrubs in front of that. He asked if the case <br />keep the shrubs at four feet. He expressed concern that the shrubs <br />sight as well as if the fence had been allowed at six feet. Mr. Swi <br />fence is conditioned to be lowered to meet a four-foot fence in the <br />and aesthetics.
