<br />Commissioner McGuirk expressed concern that 90 days might not e enough time for the <br />homeowner to install a yard in the event of bad weather. Mr. Swi t agreed that was a good <br />point, but ordinarily the 90-day period is sufficient. <br /> <br />Mr. Crews referred to Page B-8, Condition 27.g. and stated that th applicant is opposed to <br />this condition. He did not feel that an indoor racquetball court was necessary from all the <br />inquiries that have been made. He also felt it was an issue of safe and potential liability . <br />The facility would need to be policed carefully. He asked that the ondition be deleted. <br /> <br />Chairman Hovingh felt that each area should include a room or fac' ity that would house a <br />small kitchen in order to accommodate meetings or small parties. ommissioner Michelotti <br />also encouraged the applicant to include some type of small kitchen or wet bar. <br /> <br />Chairman Hovingh asked if the homeowners will be able to visit th other pools and <br />amenities throughout the three areas. Mr. Ghielmetti commented th y are not designed to be <br />used that way; however, they do want to encourage friendly relatio s between the areas. <br /> <br />Chairman Hovingh referred to Condition 6.a. on page B-3 and wish to add RV's along <br />with the prohibition of boats and trailers parked on the site. Mr. S ift commented that it <br />would be better to add the condition for the RV in the CC&R's. <br /> <br /> <br />rt and conditions is <br />e single-family homes <br /> <br />Mr. Ghielmetti concluded that his only other objection to the staff r <br />the disapproval of Area C. They continue to feel that Area C and <br />are a vital part of the success of the project. <br /> <br />Commissioner Mahern commented that she felt parking might not be adequate for the <br />project. Mr. Swift replied there is an abundance of parking space, 'cularly for Areas A <br />and B. He noted that this is a large project and has much parking. t is the small projects <br />that usually have parking problems. Staff felt it would be a mistake 0 add more parking at <br />the expense of the landscape. <br /> <br />THE PUBLIC HEARING WAS CWSED. <br /> <br />Commissioner McGuirk stated he likes the architecture of the project and the landscaping. <br />He feels this is a good transition project whereby a homeowner migh start out buying a <br />townhouse and gradually move up to a single-family home without I ving the area. He <br />thinks it is a good project for Pleasanton and supports it. However, e does feel that <br />disclosure should be made so that all people in the area know what t project is all about <br />and how it is zoned. <br /> <br />Commissioner Michelotti liked the different prototypes of Areas A, B and C; she noted that <br />the square footage of the homes is what the Commission asked for so e time ago.
