Commissioner Mahern told the applicant that variances are one of th hardest things the
Commission has to decide, especially when it deals with a person's me. However, she
said she could not make the variance because of the fear of setting a recedent. She said she
could support the variance for the setback, but not for the FAR. Sh felt the design was
good and did not have a problem with a two-story house. She woul favor approving the
variance for the setback and two-story house, but going for a redesig and reduction of FAR,
and then going to the Zoning Administrator.

~

Chairman Hovingh said he could not make the three findings needed to make the variance,
and agreed with staff's recommendation. He pointed out that one of the things that the
Commission has been religious about is the FAR. He is concerned at if they approve this
FAR that it could adversely affect the rest of the City. If everyone ho needed extra room
in their home applied for a variance, there could be real problems.

Commissioner McGuirk stated he has been through this same type 0 thing. He also felt that
if the Commission approves the variance for the FAR they would ha e to approve all that
come before them in the future. He also suggested that a list of rul s and regulations be
available in the Planning Department for those people wishing to bu' d onto their homes or
new homes.

Mr. Swift noted that such a list is already available in the Planning
apologized to Mr. Metz for the inconvenience he has experienced
has already expressed her regret.

epartment.
