<br />Item S,e, 4 f n Br !if <br />Application to subdivide an approximately 17 acre parcel into 1 <br />one lot for a proposed park located at 3801 Stanley Boulevard, <br />is PUD (Planned Unit Development) - MDR (Medium Density R <br /> <br /> <br />Mr. Swift presented the staff report recommending approval of Tract Map 6545 subject to <br />the conditions listed in the staff report. He called attention to a staff memo amending <br />Condition 13, and the addition of Conditions 14 and 15. <br /> <br />Commissioner Wright questioned staff in regard to the depth of the <br />Mr. Swift replied that would be 18 ft. in width, with the same setb <br /> <br /> <br />'veway on Lot 76. <br />as the other lots. <br /> <br />Commissioner Wright asked staff whether the horticulturist's letter' regard to irrigation and <br />hand digging underneath the trees would be included in the condition of approval. He noted <br />he could not fmd those references specifically listed in the conditions of approval. Mr. Swift <br />replied that the letter is included in the PUD conditions, but it is not epeated in the <br />Tentative Map. <br /> <br />Commissioner Wright further asked if the letter in regard to soundw migitations is also <br />included in the conditions by reference. Mr. Swift affirmed this is so included in the PUD <br />conditions. <br /> <br />Commissioner Finch discussed Lot 76 with Mr. Swift. Mr. Swift cl 'fied that the footprint <br />on Lot 76 is a single-story house and called attention to the amended Condition 13 which will <br />give a 15 ft. setback to that lot. In further response to Commissione Finch, Mr. Swift noted <br />that there are two two-story footprint houses and one single-story fi tprint house. One of <br />the two-story models has the same depth and one two-story model is two feet narrower than <br />the single-story house. <br /> <br /> <br />. Swift said at its <br /> <br />Commissioner Michelotti asked how high the soundwall would be. <br />highest point the soundwall would be 12 feet high. <br /> <br />Commissioner Mahern expressed concern with Lots 75 and 76 and e related setbacks onto <br />Stanley Boulevard. Mr. Swift noted that no lots are planned to be e minated; Lot 75 would <br />have a 20 ft. setback and Lot 76 will have a 15 ft. setback. He expl . ed that Lot 76 will <br />not have front street parking and the street will be narrower in front f that lot. <br /> <br />Commissioner Finch stated he still has some problems with the soun wall and feels that it <br />goes too far around the bend of the road. He felt this was not appro riate or attractive for <br />an entrance to the City. Mr. Swift clarified the soundwall placemen has not been definitely <br />decided on at this point and is open for modifications.
