Commissioner Horan stated that he endorsed the logic that staff has suggested and felt a
convention-type center should be more centrally located in Pleasan than the proposed site.
He also would like to reopen the sign issue by sending it back to th Design Review Board
with a comprehensive plan, making sure that the applicant unders s that just because it is
a national program that it must still pass the standard signage limits.

Commissioner Mahem agreed with the staff conditions and felt that e reduced use of the
project is good. She felt this type of facility was good for travelers' liked the project, and
felt it was needed in Pleasanton, She also agreed the City needs a 1 ge convention center,
but that this location and project was not the ideal spot. She agreed the signage should go
back to the Design Review Board, even though she had no problem ith internally
illuminated channel letters if they are not too gaudy. She agreed wi Chairman Hovingh
that some kind of walkway from and to the Holiday Inn and nearby shopping mall should be
included.

Commissioner McGuirk agreed with most of the staff report. He al 0 agreed with the
applicant that the City is ready for this type of project and feels it 'Il be successful. At first
he had been concerned about the traffic generation on the project; h wever, after listening to
Mr. Swift, his concerns have been allayed. In regard to signage, h felt that if the
applicant's sign looked like the Doubletree Hotel's signage, he woul have no problem with
it. He felt that the parcel is somewhat unusual and that this project s probably the most
suitable for it. He would also want some kind of walkway to the H liday Inn and the
shopping center.

Commissioner Wright agreed with the Commission's comments. H added that he would
delete Condition 9 in regard to a satellite dish as the applicant does ot intend to have one.
He referred to Condition 14.3 - he noted there are 10 trees on the s' e; he would like to see
either $5,000 for each tree, up to 10 trees, or condition it so that th re is a replacement set
up in case the trees fail so that a mature tree would be transplanted. He would like to amend
Condition 10 in that regard, In regard to Condition 25 and water a ailability, he wished to
make sure that the City has adopted a water conservation program' the way of low-flush
toilets and low-use shower heads. He noted they could retain the 0 ginal Condition 38 that
provides for a sidewalk all the walk through.

Chairman Hovingh agreed with the Commission's comments and fel that this project suited
the site very well. He would support the project and would favor extension of the
sidewalk all the way to the Holiday Inn or at least something that w uld connect to the
shopping center.

A motion was made by Commissioner Mahem, seconded by Commi sioner Wright
recommending approval of the Negative Declaration prepared for C se PUD-92-3 inasmuch
as project approval will create an insignificant adverse effect on the nvironment.

Minutes Planning Commission
May 27, 1992

Page 5
