Commissioner Horan commented that he was confused as to why e applicant would include
bike lanes on either side of the road which would only go several undred yards with nothing
to connect to,

Chris Miller, 663 Romeo Ct. stated that he was a member of the s ring committee for
Rosepointe. He felt that much was accomplished in the long run' going from 96 units to
29 units. He noted they were working with a very sensitive area. He indicated that the
applicant has worked very well with them and encouraged the P 'ng Commission approve
the project.

Diane Sass, 462 Hamilton Way, was also a member of the steering committee and expressed
support for the project; she thanked the Planning Department staff, Ioe Callahan, and Brad
Hirst for working so hard with them over the last three months. S e noted that the project
has generated many concerns, but at this point the committee felt i was a good project and
should be approved.

Gary Taylor, 6709 Arlington Drive, stated his home is uniquely im acted by the project. He
referred to Condition 5.F.l on Page 4 of 19 which reads "The appl cant shall explore
alternatives to lower the pad grade of this lot 5 to 8 feet". He wis ed to delete the words
"explore alternatives to". In regard to landscape and vegetation, h would like for trees to
be planted as part of the revegetation plan before a home is built 0 Pad 3; he would like this
in writing, as it greatly affects his privacy. He agreed with the pre ious speakers that the
plan has come a long way.

~

Commissioner Horan asked Mr. Taylor if he wants vegetation plant on his property. Mr.
Taylor did not wish the trees to be planted on his property because is deck and pool go
right to the end of his yard and there is no room. Commissioner H ran expressed concern
that any tree that would grow fast enough to do any good might be "garbage" tree, like an
Eucalyptus; Mr. Taylor thought some type of pine tree, such as a R wood would be all
right.
Mr. Swift wished to address a comment regarding a slope bank on t 3 and possibly a little
bit of Lot 2; staff is recommending that those be placed in a separat lot, landscaped, and
become part of a landscape lighting district, which would then be m 'ntained by the City.
He indicated this is included in the Conditions of Approval.

Mr. Hirst returned to the podium, noting that the guidelines for the andscaping appear to
have changed as rapidly as the plan itself. He further noted a numb r of things can be
handled in the CC&R's which have not yet been written.

THE PUBLIC HEARING WAS CLOSED.

Commissioner Horan asked Mr. Swift for clarification as to why fiv -foot bike lanes are
included that go nowhere. Mr. Swift replied that it is hard to know hat will happen on the
Pleasanton/Sunol Road; it has created difficulties in the past where s dewalks have not been
included in the initial project and then have been put in later. Also' this case, there are

Minutes Planning Commission
May 27, 1992

Page 8
