<br />~ <br /> <br />Commissioner Michelotti referred to page 21 of the staff report re <br />opposition to the cul-de-sac on Martin Avenue. She did not think <br />opposed to a cul-de-sac in this area. <br /> <br />ding the Lauer's <br />t the Lauer's were <br /> <br />Commissioner Hovingh stated that he would favor a walkway acro s the Arroyo to the <br />Martin Avenue extension for convenience of the two neighborhood and allow them to share <br />public facilities. He asked that his colleagues consider this. <br /> <br />THE PUBLIC HEARING WAS OPRNRD. <br /> <br />Max Gahrahmat, 2025 Gateway Place, San Jose, represented the a lication. He stated that <br />it takes a lot of time and patience to get this far along in the appro al process, and is very <br />appreciative of staff s assistance throughout the process. He addr ssed the staff report <br />regarding the south boundary of the low density area and indica they would like to carry <br />the wall further so that the neighbors would not be bothered. He led attention to page 7 <br />in regard to construction of a public park and noted he is willing t work with staff on this <br />matter. He noted an error on page 8 and stated that his project g s all the way to the <br />Arroyo Mocho. He also stated that he is happy to pay his fair sh e of public improvements <br />which apply to his project. <br /> <br />Mr. Gahrahmat stated he is very proud of his project and feels it' a good one. In regard to <br />the conditions of approval, he had no problem with them except' some instances where <br />they seemed open-ended to him. He referred to Condition 22 in gard to the <br />commencement of construction of Village Three and mining activo . He said he would like <br />to add wording of "two years or whichever comes sooner, after fi al approval of the plan." <br /> <br />~- <br /> <br /> <br />Commissioner Hovingh asked how many homeowner associations did he plan to have. Mr. <br />Gahrahmat said the plan at present is to have two homeowner as iations, but deferred <br />further questions to his architect. <br /> <br />Commissioner Michelotti asked the applicant whether any units w 1 be reserved for <br />affordable housing. Mr. Gahrahmat referred that also to his arc tect. He indicated they <br />will have "lower cost" homes, but did not know the price range. <br /> <br />Ernie Vasquez, 695 Townsend Drive, Costa Mesa, also represen the application. Material <br />samples and colors were put out. Mr. Vasquez then presented sl des depicting the project. <br />Mike Fotheringham, landscape architect, was also available for q estioning. <br /> <br />Commissioner Hovingh questioned Mr. Vasquez about the conce t of putting a community <br />footbridge over the Arroyo connecting to Martin Avenue area, in order to give a sense of <br />community to the adjoining areas. Mr. Vasquez indicated that a ootbridge would probably <br />work with no difficulties. Mr. Gahrahmat indicated that he also ad no problem with a <br />footbridge. <br /> <br />Commissioner Michelotti questioned Mr. Fotheringham as to the appearance of the <br />soundwalls. Mr. Fotheringham said they have no pictures to sh ; however, sketches have <br />been provided. He noted they are trying to provide some divers' on the soundwalls <br /> <br />~ <br /> <br />Minute.
