<br />~ <br /> <br />Chairman Mahern asked staff when a traffic analysis is done if the effect of RV traffic is <br />considered. Mr. Swift said this feature is not normally analyzed. He continued to say that <br />RV's normally do not take a trial run in the residential areas, but e apt to try them out on <br />the freeway. <br /> <br />Commissioner Hovingh discussed the landscaping with Mr. Swift. Mr. Swift noted that <br />there is slightly more than the usual amount on this project becaus the intersection by <br />McDonald's is nearing completion. However, he felt that it is no appropriate to totally <br />screen the RV's from view, but simply to add some trees to softe the effect. <br /> <br />Commissioner Hovingh raised the issue of extending the soundwal to the west. Discussion <br />ensued on that topic. <br /> <br />TIlE PUBLIC HEARING WAS OPENED. <br /> <br />Jim Howard, 90150 Shore Lane, Eugene, OR, represented the ap ication. He stated that in <br />1991 $15 million of RV's were sold in California. Their focus is n selling luxury motor <br />coaches. They chose Pleasanton as a base because it is centrally 1 ted, near the freeway, <br />close to the fairgrounds, and Pleasanton fits the product. They w' show about 16-20 prime <br />models on the site, and this will be the only location in northern alifornia. As far as traffic <br />is concerned, they usually have from 2-to-6 RV clients per day so this should not greatly <br />impact traffic for the neighborhood. They have a 7-year lease on the property and plan to <br />stay a long time. In regard to the staff report, he is basically in greement with the <br />conditions of approval. <br /> <br />In regard to the condition that he landscape before occupancy, he id not think this was fair. <br />He suggested that he be allowed to submit a preliminary plan abo t three months after <br />occupancy. Regarding signage, he was amenable to consolidatin some wording on the <br />sign. He wished to retain the word "Oregon" because that is whe e they are made. He also <br />felt the words "Luxury coach showcase" tended to attract people. <br /> <br />Commissioner Horan questioned Mr. Howard on the fact that Ore on has no sales taxes. <br />Mr. Howard further noted that about $20 million in RV were sold last year which if done <br />again in 1992 would net quite a lot of tax revenue for the city. <br /> <br />Commissioner Hovingh discussed the signage with the applicant d which words might be <br />deleted. <br /> <br />Commissioner Hovingh discussed test-driving of RV's with the ap licant and asked if he is <br />willing to delete the words "of the surrounding" from Condition 3 and saying "on any". <br />This would preclude any test-driving on residential streets.
