I. The building developer shall install back-flow devices to prevent the cross- <br /> contamination of the domestic, City water supply by the landscape well. <br /> <br /> II. A certified Backflow Inspector shall inspect the well and backflow devices <br /> annually and shall submit a report the Planning Department for review and <br /> acceptance. <br /> <br /> 20. Any damage to existing street improvements during construction on the subject property <br /> shall be repaired to the satisfaction of the City Engineer at full expense to the project <br /> developer. This shall include slurry seal, overlay, or street reconstruction if deemed <br /> warranted by the City Engineer. <br /> <br /> 21. Prior to final building inspection, the project developer shall post address numerals on <br /> the building so as to be plainly visible from all adjoining streets or driveways during both <br /> daylight and night time hours. <br /> <br />Landscaping Conditions <br /> <br /> 22. No tree trimming or pruning other than that specified in the tree report shall occur. The <br /> project developer shall arrange for the horticultural consultant to conduct a field <br /> inspection prior to issuance of grading permits to ensure that all recommendations have <br /> been properly implemented. The consultant shall certify in writing that such <br /> recommendations have been followed. <br /> <br /> 23. No existing trees shall be removed or impacted by the proposed development. Prior to <br /> commencement of construction, the project developer shall install tree protection fence, to <br /> the satisfaction of the Planning Director, at the dripline of the existing trees on the subject <br /> site. <br /> <br /> 24. Prior to landscape installation, a final landscape plan and irrigation plan shall be <br /> submitted to and approved by Planning Director before installation. Said landscape plan <br /> shall be detailed in terms of species, location, size, quantities, and spacing. <br /> a. All trees used in landscaping be a minimum of 15-gallons in size and all shrubs a <br /> minimum of five-gallons, unless otherwise approved by the Planning Director with <br /> the review of the landscape plan. <br /> <br /> 25. Per condition number 10(d)(IV), the project developer shall post cash, letter of credit, or <br /> other security satisfactory to the Planning Director in the amount of $5,000.00 for each <br /> tree should any work, utilities or otherwise, be conducted within an area in which potential <br /> impacts may be anticipated. This cash bond or security shall be retained for one year <br /> following acceptance of public improvements or completion of construction, whichever is <br /> later, and shall be forfeited if the trees are destroyed or substantially damaged.
