reserves in a replacement fund for the long-term replacement of plantings, irrigation systems, <br />fencing, and other District improvements. <br /> <br />With the assessment of one City-owned parcel, the City will pay approximately $253.00 as a <br />result of the passage of Proposition 218. <br /> <br />Landscape and Lighting District 1994-1, Oak Tree Farm <br /> <br />The Oak Tree Farm subdivision (L & L District 1994-1) has been in place for eleven (11) <br />years. This maintenance includes the open space areas, entry features, firebreaks, trees, <br />shrubbery, groundcover and irrigation systems. <br /> <br />The total assessments for the coming year for District 1994-1 will be slightly higher than last <br />year as two (2) additional parcels were created in the District due to a lot split. The per parcel <br />assessment will remain the same in the coming year at $473.66, and with a total of 42 parcels <br />in the District (one of these a City-owned parcel, a sewer lift station), this year's total <br />assessment will be $19,894. This amount will be sufficient to fund the maintenance of all <br />common areas including water and electrical costs, County assessment fees, City <br />administration fees and sets aside sufficient reserves, in a replacement fund for the long-term <br />replacement of plantings, irrigation systems, fencing, and other District improvements. <br /> <br />With the assessment of one City-owned parcel, the City will pay $473.66 as a result of the <br />passage of Proposition 218. <br /> <br />Landscape and Lighting District 1995-1, Moiler Ranch <br /> <br />The Moller Ranch subdivision (L & L District 1995-1) has been in place for ten (10) years. <br />The maintenance of this District includes open space areas, entry features, firebreaks, trees, <br />shrubbery, groundcover and irrigation systems. <br /> <br />The assessments for the coming year for District 1995-1 (Moller Ranch) will remain at <br />$570.06 per parcel per year. With a total of 101 parcels in the district (two of these are City- <br />owned parcels, the Moiler Ranch water tank and a staging area for Pleasanton Ridge), this <br />year's total assessment will be $57,557. This amount will be sufficient to fund the <br />maintenance of all common areas including water and electrical costs, County assessment fees, <br />City administration fees and sets aside sufficient reserves in a replacement fund for the long- <br />term replacement of plantings, irrigation systems, fencing, masonry walls, signage and other <br />District improvements. <br /> <br />Although a cash surplus of approximately $129,900 exists for this District, staff does not <br />recommend reducing the current assessment, as the District contains a number of <br />improvements for which long-term replacement must be considered.
