<br />Resolution No. PC-93-67 <br />Page 5 <br /> <br />Exhibit "B" <br /> <br />Conditions of Approval <br />Resolution No. PC-93-67 <br /> <br />Tract 6653 <br /> <br />1. This subdivision shall be substantially s shown on Exhibit <br />"A", dated "Received, November 10, 1993", consisting of the <br />vesting tentative map and grading plan fo Areas "A", "B", and <br />"C", and Exhibit "C", dated "Received, November 16, 1993, <br />consisting of the typical lot grading pI ns on file with the <br />Planning Department, except as modifie by the following <br />conditions. Minor changes to the plans ma be allowed subject <br />to the approval of the Planning Director nd City Engineer if <br />found to be in substantial conforman e to the approved <br />exhibits. <br /> <br /> <br />2. All conditions of Case PUD-81-30-55D ( rdinance No. 1610) <br />shall remain in full force and effect, unless otherwise <br />modified by the following conditions. <br /> <br />3. The developer shall prepare development tandards for inclu- <br />sion within the CC&R's of Areas "A", "B", and "c" for decks, <br />patio covers, pools/spas, and other acce sory structures for <br />review and approval by the Planning Direct r prior issuance of <br />building permits. Said standards shall I mit such structures <br />in such a way as to ensure adequate open space in rear/side <br />yards while allowing reasonable use of a cessory structures. <br /> <br />4. Prior to issuance of a building permit, he developer shall <br />pay the applicable Zone 7 and City con ection fees, water <br />meter cost for any water meters includin irrigation meters, <br />and any and all fees to which the subject project may be <br />subj ect to. Addi tionally, the develo er shall pay any <br />applicable DSRSD sewer permit fees. <br /> <br />5. If archeological materials are uncover d during grading, <br />trenching, or other on-site excavation, all work on site shall <br />be stopped and the City immediately no ified. The county <br />coroner and the Native American Heritage C mmission shall also <br />be notified and procedures followed as re uired in Appendix K <br />of the California Environmental Quality ct. A similar note <br />shall appear on the improvement plans. <br /> <br />6. <br /> <br />The developer shall obtain all building <br />City permits for the project prior to <br />construction. <br /> <br />nd other applicable <br />he commencement of <br /> <br />7. Inspection by the Planning Department for onformance to plans <br />and conditions is required prior to occu ancy. <br /> <br />8. <br /> <br />This project shall be subject to all cod <br />tions in effect at the time the vario <br />permits are granted (final maps, buildin <br /> <br /> <br />s and other regula- <br />s approvals and/ or <br />permits, etc.). <br />
