PC-93-61 I <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A NAJO MODIFICATION TO <br />AN APPROVED PLANNED UNIT DEVELOPMENT AS FI ED UNDER CASE <br />PUD-90-20-1M, THE APPLICATION OF THE DESIL A GROUP/HELLER <br />SEASONINGS <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />the DeSilva Group/Heller seasonings h <br />major modification to an approved PUD <br />to replace 15 townhome units with 15 <br />family residential units and modify t <br />approved house plans for a site locat <br />southwest corner of the Rheem Drive/O <br />street intersection; and <br /> <br />s applied for a <br />Development Plan <br />mall-lot single- <br />e previously <br />d at the <br />kland Avenue <br /> <br /> <br />Unit <br />District; and <br /> <br />zoning for the property is PUD (Plann <br />Development) - High Density Residenti <br /> <br />at their duly noticed public hearing <br />1993, the Planning Commission conside <br />testimony, relevant exhibits and reco <br />City staff concerning this applicatio <br /> <br />a Negative Declaration of Environment <br />was previously prepared and adopted b <br />approval of PUD-90-20; and <br /> <br />f October 13, <br />ed all public <br />endations of <br />; and <br /> <br />the <br /> <br />I Significance <br />Council with the <br /> <br />WHEREAS, the Planning Commission made the foIl wing findings: <br /> <br />1. The plan is in the best interest of the public <br />health, safety, and general welf re: <br /> <br />The proposed development is an i fill project <br />which would be generally consist nt with <br />surrounding development in the v'cinity. The <br />proposed development would meet ity design <br />standards for street and utility design. Existing <br />utility systems are in place and have sufficient <br />capacity to serve the new units. The plan <br />incorporates measures which woul mitigate noise <br />impacts for future residents. <br /> <br />2.
