The proposed use shall conform substant'ally to the project <br />description, written narrative and floo plan, Exhibit "A", <br />dated "Received September 14, 1993" on file with the Planning <br />Department, except as modified by the fo lowing conditions. <br /> <br />2. If any changes in the karate/dance/ erobics studio or <br />additional activities beyond that prop sed by the written <br />narrative are desired, prior City rev'ew and approval is <br />required. Requests for modification of he use permit shall <br />be submitted to the Planning Director. Said changes may <br />require a modification of the use permit or, upon <br />determination of the Planning Director, new use permit may <br />be required. <br /> <br />3. If operation of this use results in con licts pertaining to <br />parking, noise, traffic, or other impact, at the discretion <br />of the Planning Director, this condition 1 use permit may be <br />referred to the Planning commission for ubsequent review at <br />a public hearing. If necessary, the comm'ssion may modify or <br />add conditions of approval to mitigate uch impacts, or may <br />revoke said conditional use permit. <br /> <br />4. The applicant shall maintain the area su rounding the studio <br />in a clean and orderly manner at all tim s. <br /> <br />5. The business shall meet all requirement of the Pleasanton <br />Fire Code (Chapter 20.24 of the Pleasant n Municipal Code). <br /> <br />6. This use permit is not transferrable to another address. A <br />new application must be made if the ap licant relocates to <br />another site. <br /> <br /> <br />7. All classes held during the morning and a ternoon before 5:00 <br />PM shall be scheduled with a 15 minute break between each <br />class in order to permit the exiting cla s to leave prior to <br />the arrival of the next class. <br /> <br />8. No signage for the business is approv d as part of this <br />application. Any signage shall conform to the previously- <br />approved sign program for the building an shall be subject to <br />the review and approval of the Plannin Director prior to <br />installation. <br /> <br />9. The applicant shall obtain all Uniform Bu' lding Code and other <br />applicable City permits for the use and s ructure prior to the <br />commencement of the use. <br /> <br />.1 <br />
