PC-93-59 I <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PEf' IT AS <br />CASE UP-93-57, THE APPLICATION OF DOUG P CHMAN <br />AIR CONDITIONING <br />I <br /> <br />WHEREAS, Doug Parchman Heating and Air Condi ioning has applied <br />for a conditional use permit to allow the operation of a <br />heating, ventilation, and air condi ioning shop in an <br />existing multi-tenant service commerc' al building located <br />at 3657 Old Santa Rita Road, Suites & D; and <br /> <br />FILED UNDER <br />HEATING AND <br /> <br />WHEREAS, zoning for the property is C-S (S rvice Commercial) <br />District; and I <br /> <br />WHEREAS, at their duly noticed public hearing Jf October 13, 1993, <br />the Planning commission considered aIr public testimony, <br />relevant exhibits and recommendation, of the city staff <br />concerning this application; and I <br />I <br />WHEREAS, the Planning Commission made the fol owing findings: <br /> <br />1. That the proposed location of he conditional use <br />is in accordance with the objec ives of the zoning <br />ordinance and the purpose of th district in which <br />the site is located. <br /> <br />The subject property is zo ed for "Service <br />Commercial"-type land uses. Th proposed heating, <br />ventilation, and air condition' ng business would <br />provide a construction servi e that would be <br />available to the residents of the city and tri- <br />valley area. Since the prop sed HVAC business <br />would attract little walk-in ped strian traffic, it <br />would be similar in character t the other service <br />commercial/office businesses be ng operated on the <br />site. <br /> <br />I <br />I <br />2. That the proposed location of he conditional use <br />and the conditions under which would be operated <br />or maintained will not be detri ental to the public <br />health, safety, or welfare, or m terially injurious <br />to the properties or improvemen s in the vicinity. <br /> <br />The proposed HVAC business w uld not adversely <br />affect the availability of arking spaces for <br />employees and business visito s on the subject <br />property. Addi tionally, the lo ation and operation <br />of the proposed HVAC business ould not adversely <br />impact the nearby Hacienda Gardens ent development. <br /> <br />.1., . <br /> <br />. <br />
