However, th proposed home is <br />generally consistent with th other surrounding <br />dwelling units in terms of ize and number of <br />bedrooms. Thus, in the f ture even if the <br />second unit is rented any ad itional trips from <br />the second unit would be mi imal. <br /> <br />2) Increased parkina Demand - A second unit can <br />increase the parking dema because of the <br />unit's additional occupants nd visitors. The <br />Municipal Code does not a ress parking for <br />secondary units. However, t is important to <br />provide an additional off-st eet parking space <br />for this second unit, as ha been required of <br />previously approved secondar units. <br /> <br />A three car garage is prop sed for the home. <br />Additionally, because of th driveway of the <br />three car garage, three ff-street parking <br />spaces are provided. Thus, total of six off- <br />street parking spaces (th ee of which are <br />covered) are provided. Staf believes that the <br />proposed on-site parking spa es are adequate to <br />handle the anticipated parking demands. <br />However, in order to ensu e that a covered <br />parking space is available f r the second unit, <br />a condition to require that one of the three <br />garage parking spaces be a ailable to serve <br />parking needs of the second unit is <br />recommended. <br /> <br />3) Increased sewer and water demands Single <br />family dwellings located wi hin the City are <br />estimated to discharge a dai y sewer/water flow <br />of 220 gallons per day. S condary units are <br />calculated with a slightly 1 wer average of 180 <br />gallons per day. There wil be little or no <br />impact on the existing sewer~nd utility system <br />from the proposed second u it.
