<br />Resolution No. PC-93-53 <br />Page 5 <br /> <br />EXHIBIT B <br />RESOLUTION PC-93-53 <br /> <br />Conditions of Approval <br />Case PUD-93-01 <br /> <br />1. <br /> <br />The proposed development shall conform su <br />site development plan, landscape plan, <br />guidelines, Exhibit A (dated "Received Ap <br />file with the Planning Department, except a <br />conditions. <br /> <br />stantially to the <br />and PUD design <br />il 23, 1993"), on <br />modified by these <br /> <br /> <br />2. The developer shall obtain all building an other applicable <br />City permits for the project prior to t e commencement of <br />construction. <br /> <br />3. The proposed design guidelines shall be m dified to include <br />the following conditions: <br /> <br />a. All building elevations shall receive ull architectural <br />treatment. <br /> <br />b. The proposed colors of the residence s all be earth tone <br />(tans, browns, grays, or dark gree s) and shall be <br />submitted for the review and approval 'n conjunction with <br />any design review application for the ppropriateness in <br />consideration of the natural hillside location. <br /> <br />c. Solid fencing shall be allowed only a ong the north and <br />west property lines and shall be scree ed from view from <br />Foothill Road by natural landscaping. Any solid fencing <br />shall be kept west of the Jorgensen Lane intersection <br />with the frontage road. A specif c landscape plan <br />showing how this requirement will be ddressed shall be <br />submitted for review and approval in c njunction with any <br />house plan application. <br /> <br />d. The existing topography of the site sh 11 be retained to <br />the greatest extent possible. Any fut re homes shall be <br />designed to conform to the natural to ography and split <br />level house designs shall be used as 0 posed to flat pad <br />grading if necessary to achieve this 0 jective. A final <br />grading plan shall be submitted to t e for review and <br />approval in conjunction with any house plan application. <br />
