Resolution No. PC-93-53
Page 2

3.

Whether the plan is c;ompatibl
developed properties In the
natural, topographic features of

with previously
icinity and the
the site:

Throughout the design of this in ill ,p~o~ec;t, much
consideration has been given 0 mInImIZIng any
potential impacts on the adj cent residential
developments. The project has b en conditioned so
that future grading would be minimized to the
greatest extent possible. Addi t 'onally, the design
guidelines have been develope so that future
structures respect the archite tural design and
privacy of the surrounding devel pment.

4. Whether grading takes into acc unt environmental
characteristics and is designed 'n keeping with the
best engineering practices t avoid erosion,
slides, or flooding to have as minimal an effect
upon the environment as possible.

The grading details for the site have been
essentially dictated by the exi ting and approved
development as well as the 1 cation of future
roadways. The amount of grading necessary for the
implementation of the developm nt plan will be
limited. A condition has been 'ncorporated which
encourages the use of split pa s and discourages
the use of retaining walls were rading is needed.
All of the project improveme t plans will be
reviewed and approved by the City for their
compliance to standard soil erosion control
practices. The development pla , as conditioned,
will be required to transport all storm water run-
off to appropriate discharge poi ts.

5. Whether streets and buildings ave been designed
and located to complement the n tural terrain and
landscape:

The overall lotting pattern ha been essentially
determined by the requirements 0 the WFRCOD&DG and
by previous development on ad acent properties.
Although the planned roadways w'll necessitate the
removal of several trees, the design guidelines
will ensure that an adequate n ber of new trees
will replace the trees that are removed.

6. Whether adequate public safety easures have been
incorporated into the design of the plan:
