PC-93-53 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF <br />APPLICATION OF RICHARD PAREJO <br /> <br />E PUD-93-01, THE <br /> <br />WHEREAS, Richard parejo has applied for Unit Development <br />(PUD) approval to rezone 1.96 ~ acre of land from the <br />Agricultural zoning district to th PUD - LDR (Low <br />Density Residential) District and for Planned Unit <br />Development development plan approv 1 for a two lot <br />single-family residential developmen located at 2884 <br />Foothill Road; and <br /> <br /> <br />WHEREAS, zoning for the property is Agricultur 1 District; and <br /> <br />WHEREAS, at their duly noticed public hear in of September 8, <br />1993, the Planning Commission, afte considering all <br />public testimony, relevant exhibits, nd recommendations <br />of the City staff concerning this pr osal, recommended <br />approval of the proposed negative de laration for Case <br />PUD-93-01; and <br /> <br />WHEREAS, the Planning commission makes the fo lowing findings: <br /> <br /> <br />1. Whether the plan is in the bes interests of the <br />public health, safety, and gene al welfare: <br /> <br />The proposed proj ect, as cond' tioned, meets all <br />applicable city standards concer ing public health, <br />safety, and welfare, e.g. vehic e access, geologic <br />hazards (not within a special tudies zone), and <br />flood hazards (not within a lood zone). The <br />proposed development is com atible with the <br />adjacent land uses, as well as t e General Plan LDR <br />(Low Density Residential) design tion for this site <br />and all other relevant policies and programs. <br /> <br />2.' Whether the plan is consisten with the city's <br />General Plan: <br /> <br />At 1.02 units per acre, the pro'ect is within the <br />acceptable range for PUD-L R (LOW Density <br />Residential) projects of less an 2 d.u.'s/acre. <br />Other General Plan policies have been met: <br />development outside 100-year lood zone areas, <br />development on stable soils, co struction (future) <br />of semi-custom housing stoc, and densities <br />consistent with surrounding pro erties. <br />
