<br />Resolution No. PC-93-51 <br />Page 4 <br /> <br />EXHIBIT B <br />Resolution No. PC-93-51 <br />conditions of Approval <br />Case UP-93-47 <br /> <br />1. The location and operation of the propose use shall conform <br />substantially to Exhibit A (the site pl n, floor plan, and <br />details of operation), dated "Received A ust 10, 1993"), on <br />file with the Planning Department, except s modified by these <br />conditions. <br /> <br />2. The operation of the bar shall be limit d to 11:00 a.m. to <br />11:00 p.m., Sunday through Thursday, and from 11:00 a.m. to <br />12: 00 (midnight), Friday and Saturday. Th use of the outdoor <br />patio area shall be limited to daylight ours only. <br /> <br />3. In the event that the applicants propose to modify the hours <br />or other aspects of the business opera ion, or modify the <br />exterior building or site, the modificat'on shall be subject <br />to the review of the Planning Director. T e Planning Director <br />may approve the modification or refer the matter to the <br />Planning commission if judged to be subs antial. <br /> <br />4. The applicants shall maintain the area urrounding the bar <br />tenant space, outdoor patio area, and pa king lot in a clean <br />and orderly manner at all times. The appl' cants shall monitor <br />the area outside the bar to ensure peace and quiet. <br /> <br />5. If operation of this use results in con licts pertaining to <br />parking, interior or exterior noise, raffic/circulation, <br />litter, loitering, fighting, or othe factors, at the <br />discretion on the Planning Director, t is conditional use <br />permit may be submitted to the planning ommission for their <br />subsequent review at a public hearing. If necessary, the <br />commission may modify or add conditi ns of approval to <br />mitigate such impacts, or may revoke s id conditional use <br />permit. possible mitigation measures can include, but are not <br />limited to: reducing the number of s ats and/or tables, <br />restricting the hours of operation, hirin security personnel, <br />prohibiting alcohol consumption in the patio area, and/or <br />removing the outdoor patio area. <br /> <br />6. The kitchen shall remain open, with foo items available to <br />patrons, during the operating hours of t e business. <br /> <br />7. Except for the outdoor dining area, a cohol shall not be <br />consumed outside the establishment. <br />
