Sufficient parking <br />and traffic capacity have be n provided. The <br />soundproofing of the suite sho ld be adequate to <br />reduce any potential negativ impacts on the <br />adjacent residents. Streets lading to the site <br />are designed per City standards and are signalized <br />to provide safe access into an out of the site. <br />The conditions of approval, as well as the <br />applicant's design of the tenant space the use will <br />occupy, will ensure that the es ablishment remains <br />within the standards of all app icable City codes. <br /> <br />C. The proposed conditional use wi 1 comply with each <br />of the applicable provisions of this chapter. <br /> <br />The site's PUD zoning permits t e establishment of <br />health and fitness centers, as outlined in <br />Ordinance 1307 (Santa Rita Squa e). The proposed <br />center complies with all releva t sections of the <br />zoning ordinance. Granting conditional use <br />permit to Fit and Healthy for perating a health <br />and fitness center is consiste t with the City's <br />ability to regulate zoning as listed in Municipal <br />Code section 18.124 "Conditiona Uses". <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Enviro ental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined <br />conditional use, as conditioned, is <br />site. <br /> <br />that the proposed <br />ppropriate for the <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-93-43, the ap lication of Mark <br />Golob/Fit & Healthy Lifestyle Cente s for Women for a <br />conditional use permit to operate a omen's health and <br />fitness club within an existing comme cial center (Santa <br />Rita Square) located at 3170 Santa Ri a Road, suite A-5, <br />subject to the conditions shown on E hibit "B" attached <br />hereto and made part of this case by reference. <br /> <br />section 2. This resolution shall become effec ive 15 days after <br />its passage and adoption unless appe led prior to that <br />time. <br />
