Streets lading to the site are designed per City standards and are signalized to provide safe access into an out of the site. The conditions of approval, as well as the applicant's design of the tenant space the use will occupy, will ensure that the es ablishment remains within the standards of all app icable City codes. C. The site's PUD zoning permits t e establishment of health and fitness centers, as outlined in Ordinance 1307 (Santa Rita Squa e). The proposed center complies with all releva t sections of the zoning ordinance. Granting conditional use permit to Fit and Healthy for perating a health and fitness center is consiste t with the City's ability to regulate zoning as listed in Municipal Code section 18.124 "Conditiona Uses". Approves Case UP-93-43, the ap lication of Mark Golob/Fit & Healthy Lifestyle Cente s for Women for a conditional use permit to operate a omen's health and fitness club within an existing comme cial center (Santa Rita Square) located at 3170 Santa Ri a Road, suite A-5, subject to the conditions shown on E hibit "B" attached hereto and made part of this case by reference. section 2. This resolution shall become effec ive 15 days after its passage and adoption unless appe led prior to that time.
