The conditions <br />of approval proposed for this pr ject give the City <br />the appropriate controls to en ure that the use <br />does not have any negative impacts on the <br />surrounding residences and bus nesses. The use <br />permit for the health and f tness center is, <br />therefore, in accordance with th objectives of the <br />zoning for this district. <br /> <br />B. The proposed location of the c nditional use and <br />the conditions under which it w ld be operated or <br />maintained will not be detrime tal to the public <br />health, safety, or welfare, or m terially injurious <br />to the properties or improvements in the vicinity. <br />
