The antici ated student demand <br />will not generate any unusual emands on existing <br />parking for the building or the adjacent <br />businesses. The proposed use ould be compatible <br />with the adjacent office us s located in the <br />remainder of the park. This t pe of use has been <br />approved in three other 10 ations in retail- <br />oriented areas with no report d adverse impacts. <br />Given the above, this finding an be made. <br /> <br />C. The proposed conditional use w'll comply with each <br />of the applicable provisions 0 this chapter. <br /> <br />The PUD-I/C-O zoning design tion of the site <br />conditionally permits the estab ishment of taekwon- <br />do studios. The design and la out of the building <br />and parking lot were review d with retail and <br />service uses in mind in regards to parking, access, <br />etc. Therefore, the proposed u e complies with all <br />relevant sections of the zonin ordinance and the <br />third finding can be made. <br /> <br /> <br />WHEREAS, projects of this nature are categori ally exempt from the <br />requirements of the california Envir nmental Quality Act <br />(CEQA)i and <br /> <br />WHEREAS, the Planning commission determine that the proposed <br />conditional use, as conditioned, will be compatible with <br />the surrounding uses and properties <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION <br />RESOLVES THE FOLLOWING: <br /> <br /> <br />CITY OF PLEASANTON <br /> <br />section 1. Approves Case UP-93-42, the appli ation of Gordon Jue <br />for a conditional use permit to es ablish a taekwon-do <br />studio located at 6654 Koll Center Parkway, suite 165, <br />within a portion of an existing r tail center (Bernal <br />Plaza) at the Bernal corporate Pa k , subject to the <br />conditions shown on Exhibit "B" att ched hereto and made <br />part of this case by reference. <br /> <br />section 2. This resolution shall become eff ctive 15 days after <br />its passage and adoption unless ap ealed prior to that <br />time. <br />
