PC-93-40 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE P IT AS FILED UNDER <br />CASE UP-93-42, THE APPLICATION OF GORDON J E/TAEKWON-DO STUDIO <br /> <br />WHEREAS, Gordon Jue has applied for a condit'onal use permit to <br />establish a taekwon-do studio locate at 6654 Koll Center <br />Parkway, suite 165, within a port on of an existing <br />retai1 center (Bernal Plaza) at t e Bernal corporate <br />Park; and <br /> <br />WHEREAS, zoning for the property is Planned Un't Development (PUD) <br />- I/c-o (Industrial/commercial/Offi e) District; and <br /> <br /> <br />WHEREAS, at their duly noticed public hearin of July 28, 1993, <br />the Planning commission considered a 1 public testimony, <br />relevant exhibits and recommendatio s of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the planning commission made the fo lowing findings: <br /> <br />A. The proposed location of the c nditional use is in <br />accordance with the objecti es of the zoning <br />ordinance and the purpose of t e district in which <br />the site is located. <br /> <br />Some of the objectives of the oning ordinance are <br />to: foster a harmonious, c nvenient, workable <br />relationship among land uses, p otect existing land <br />uses from inharmonious infl ences and harmful <br />intrusions, and to insure tha public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and benef cial to the city as <br />a whole. The subject buildin is located in the <br />Bernal corporate Center PUD-I/C-O zoning <br />district. The proposed stud' 0 would add to the <br />economic vitality of the Ber al Corporate Park, <br />possibly contributing pat onage to other <br />businesses. This use would also increase the <br />availability of recreationa services to the <br />residents of Pleasanton, as ell as the daytime <br />workers in the business pa k. The proposed <br />taekwon-do studio use would be consistent with <br />these objectives. <br /> <br />B. The proposed location of the conditional use and <br />the conditions under which it ould be operated or <br />maintained will not be detri ental to the public <br />health, safety, or welfare, or aterially injurious <br />to the properties or improveme ts in the vicinity. <br />
