PLANNING COMMISSION CITY OF PLEA ON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-93-39 RESOLUTION APPROVING A CONDITIONAL USE P RMIT AS FILED UNDER CASE UP-93-39, THE APPLICATION OF DENISE L. ZANDER/TAKE CARE MASSAGE THERAPY WHEREAS, at their duly noticed public hear in the Planning Commission considered a relevant exhibits and recommendatio concerning this application; and herapy has applied the operation of a ulti-tenant office d; and WHEREAS, Denise L. Zander/Take Care Massage for a conditional use permit to allo massage studio within an existing building located at 3730 Hopyard Ro WHEREAS, zoning for the property is 0 (Offic ) District; and of July 28, 1993, 1 public testimony, s of the City staff WHEREAS, the Planning Commission made the fo lowing findings: A. That the proposed location of the conditional use is in accordance with the obje tives of the zoning ordinance and the purpose of t e district in which the site is located. Some of the objectives of the oning ordinance are to: foster a harmonious, c nvenient, workable relationship among land uses, p otect existing land uses from inharmonious infl ences and harmful intrusions, and to insure tha public and private lands ultimately are used for the purposes which are most appropriate and benef cial to the City as a whole. The proposed massage studio use would be consistent with these objecti s in that it would provide a service to the co uni ty and would be conducted so as to not impac or interfere with surrounding businesses. The subject building is loc ted in the office zoning district. One purpose f the office zoning district is to establish and aintain in portions of the city the high standard of site planning, archi tecture and landscape de ign sought by many business and professional offi es. Another purpose is to protect offices from the noise, disturbance, traffic hazards, safety h zards, and other objectionable influences inc' dental to certain commercial uses.
