PC-93-39 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE P RMIT AS FILED UNDER <br />CASE UP-93-39, THE APPLICATION OF DENISE L. ZANDER/TAKE CARE <br />MASSAGE THERAPY <br /> <br />WHEREAS, <br /> <br />at their duly noticed public hear in <br />the Planning Commission considered a <br />relevant exhibits and recommendatio <br />concerning this application; and <br /> <br /> <br />herapy has applied <br />the operation of a <br />ulti-tenant office <br />d; and <br /> <br />WHEREAS, <br /> <br />Denise L. Zander/Take Care Massage <br />for a conditional use permit to allo <br />massage studio within an existing <br />building located at 3730 Hopyard Ro <br /> <br />WHEREAS, zoning for the property is 0 (Offic ) District; and <br /> <br />of July 28, 1993, <br />1 public testimony, <br />s of the City staff <br /> <br />WHEREAS, the Planning Commission made the fo lowing findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the obje tives of the zoning <br />ordinance and the purpose of t e district in which <br />the site is located. <br /> <br />Some of the objectives of the oning ordinance are <br />to: foster a harmonious, c nvenient, workable <br />relationship among land uses, p otect existing land <br />uses from inharmonious infl ences and harmful <br />intrusions, and to insure tha public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and benef cial to the City as <br />a whole. The proposed massage studio use would be <br />consistent with these objecti s in that it would <br />provide a service to the co uni ty and would be <br />conducted so as to not impac or interfere with <br />surrounding businesses. <br /> <br />The subject building is loc ted in the office <br />zoning district. One purpose f the office zoning <br />district is to establish and aintain in portions <br />of the city the high standard of site planning, <br />archi tecture and landscape de ign sought by many <br />business and professional offi es. Another purpose <br />is to protect offices from the noise, disturbance, <br />traffic hazards, safety h zards, and other <br />objectionable influences inc' dental to certain <br />commercial uses. <br />
