<br />Resolution No. PC-92-98 <br />Page 6 <br /> <br />8. The developer shall reconfigure the sidewalk in the area of <br />trees nos. 40 and 42, if it is determined in the field that it <br />is feasible to retain these two trees with acceptable trimming <br />and pruning practices. The retention of these trees will be <br />considered as part of a field survey conducted by the <br />consulting arborist, city staff, and the developer to <br />determine whether any additional trees designated to be <br />removed can be saved. All of the Stanley Boulevard <br />improvements on the north side shall be staked out or <br />otherwise marked during this survey so as to provide points of <br />reference for determining the suitability of retaining the <br />trees. <br /> <br />9. The median areas at the entrances to the developments and any <br />landscaping contained within these areas shall be maintained <br />by the homeowners association. Additionally, all soundwal1s <br />and property line walls shall be maintained by the project's <br />homeowners association. <br /> <br />10. This project shall be subject to the standard Conditions for <br />Tentative Maps, attached hereto and made part of this case by <br />reference. <br /> <br />11. The developer shall hand dig the trench for the electric <br />service lateral to the wilcox residence. Should the owner of <br />the wilcox property desire to dig the trench for the service <br />lateral, he shall be permitted to do so. The owner shall be <br />reimbursed for the reasonable cost of hand digging this trench <br />as determined by the developer and the owner of the wilcox <br />property, and in the case of a dispute of this cost, the City <br />Engineer shall make a final determination. The developer <br />shall also reimburse the owner of the wilcox property for the <br />cost of installing a new electrical box at the exterior of the <br />residence on that property if it is determined by PGE that the <br />new electrical service feed cannot be directly connected to <br />the existing box. <br /> <br />12. The developer shall modify the windows and doors of the <br />single-story unit to be constructed on Lot 76 in order .to <br />provide access to and to make maximum use of the large side <br />yard area. The soundwall location in the sideyard area of <br />this lot shall be modified somewhat to allow for the use of <br />this area as outdoor living area. The final configuration and <br />design of the unit on this lot are subject to the review and <br />approval by the Planning Director prior to the recordation of <br />the final map. <br /> <br />- <br />
