The proposed subdivision shall conform substantially to the <br />Tentative Map for Tract 6545 and related materials, Exhibit A <br />(tentative map dated "Received November 20, 1992" and site <br />plan dated "Received November 13, 1992"), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. Except as otherwise modified by the tentative map, all <br />conditions of approval of PUD-91-17 (Ordinance 1556) shall <br />remain in full force and effect. <br /> <br />3. The developer shall obtain all applicable city permits for the <br />project prior to the commencement of construction. <br /> <br />4. The driveway apron on Lot 76 shall be made wider in order to <br />facilitate parking spaces for three cars on this apron area. <br />The final design of this driveway apron shall be subject to <br />the review and approval by the Planning Director prior to the <br />issuance of building permits for this lot. <br /> <br />5. The developer shall work with Mr. Augusta and the city to <br />determine an appropriate terminus location for the masonry <br />wall to be installed along the eastern property line of the <br />adjacent Augusta property. The end of this wall shall permit <br />sufficient sight visibility at this entrance to the <br />development. <br /> <br />6. The developer shall locate all of the P.T.T., cable TV, and <br />P.G.E. lines to be undergrounded on the north side of stanley <br />Boulevard approximately 5 feet from the face of curb, within <br />the roadway. <br /> <br />7. The final location of the 18" sanitary sewer line to be <br />relocated from within Lot 71 to the adjacent public streets <br />shall be subject to the review and approval of the City <br />Engineer. <br /> <br />.. <br /> <br />- <br />
