PC-92-98

RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6545, THE
APPLICATION OF KAUFMAN AND BROAD

WHEREAS, Kaufman and Broad has applied for a vesting tentative map
to allow the subdivision of an approximately 17 acre
parcel into 108 single-family residerltial lots and for
remainder parcels consisting of roadways and park area
located at 3801 stanley Boulevard; and

WHEREAS, zoning for the property is PUD (Planned Unit Development)
_ MDR (Medium Density Residential) District; and

WHEREAS, at their duly noticed public hearing of November 30,
1992, the planning Commission considered all public
testimony, relevant exhibits and recommendations of the
city staff concerning this application; and

WHEREAS, the environmental issues related to this project were
addressed in a Negative Declaration which was prepared
for PUD-91-17 and adopted by the city council in April
1992. The proposed tentative subdivision map is
consistent with the approved PUD development plan;
therefore, no additional environmental review or
documentation is necessary; and

WHEREAS, the planning commission made the following findings:

1. The proposed map is consistent with the General
Plan.

At a density of 6.35 DU/AC, this 108 unit
residential SUbdivision lies within the 2 to 8
du/gross acre acceptable range of the site's
General Plan Land Use Element "Medium Density
Residential" designation (maximum of 136 units).
The PUD development plan was found to be consistent
with all policies of the General Plan, and this
tentative tract map conforms to that development
plan. The changes also conform to the city's noise
standards (rear wall height reduction to 10') and
to the city's traffic standards (right-in and
right-out driveway.) Therefore, the proposed
tentative map is consistent with the city's General
Plan.

2. The site is physically suitable for this type of
development and density.

II . I .
