<br />Resolution No. PC-92-97 <br />Page 8 <br /> <br />16. There shall be water, storm, and sanitary sewer laterals <br />stubbed to all lots within this subdivision. storm drain <br />laterals shall be terminated with a cleanout. All storm drain <br />laterals shall be private and shall be maintained by the <br />individual lot owner. The CC&R's of the subject SUbdivision <br />shall include wording to the satisfaction of the city Attorney <br />covering this item. <br /> <br />17. Typical street sections shall be revised to show an 8' wide <br />Public Services Easement (PSE) behind the street right-of-way, <br />except where adjacent to the Hulett, Singleton, and Gonsalves <br />properties. sidewalks and existing walnut trees to be <br />preserved may be located within the PSE. <br /> <br />18. Corner sideyard fencing shall be of open construction; <br />interior sideyard fencing shall be of closed construction. <br />The developer shall install new fences on the common property <br />line between this subdivision and the Hulett, Singleton, <br />Gonsalves, and Lauer parcels. Final fence design shall be <br />worked out with Hulett, Singleton, Gonsalves, and Lauer, and <br />shall be provided to the Planning Director for review and <br />approval prior to recordation of the final map. <br /> <br />19. with construction, the project developer shall construct a <br />storm sewer line from Stone pointe Way across the <br />Chu/Choi/Gahrahmat property to an outfall structure located in <br />the Arroyo Mocho canal, the location and diameter of this <br />storm drain to be approved with the Chu/Choi/Gahrahmat <br />tentative map. The design of the storm line and outfall <br />structure in the Arroyo Mocho shall be reviewed and approved <br />by the City engineer at the final map stage. This project <br />developer would be entitled to a full or pro-rata <br />reimbursement of the construction costs for this line as <br />determined by the City Engineer and Planning Director. The <br />line may be substituted with a daylight ditch if allowed by <br />the City Engineer and Planning Director, the decision to be <br />made with the final map. During construction of the storm <br />line or ditch, the project developer shall be subject to the <br />archaeological mitigation measures that are required with the <br />Chu/Choi/Gahrahmat subdivision. An encroachment permit is <br />required to be issued by Zone 7 for all work to be done in the <br />Arroyo Mocho. Alternate storm drain design may be approved by <br />the City Engineer. <br /> <br />20. This project shall be subject to the Standard Engineering <br />Conditions, attached hereto and made part of this case by <br />reference. <br /> <br />21. Gray water shall be used for all dust control and/or grading <br />activities. This water may be obtained from the Dublin San <br />Ramon Service District (DSRSD) Wastewater Treatment Plant. <br />
