<br />Resolution No. PC-92-96 <br />Page 5 <br /> <br />If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said use <br />permit. <br /> <br />8. The hours of operation shall be limited to 6:00am to 6:00pm, <br />Monday through Saturday. <br /> <br />9. The design of the handicapped ramp shall require review and <br />approval of the Planning Director prior to installation. <br /> <br />10. When deemed necessary by the City Engineer, the property owner <br />shall dedicate an eight foot wide public service easement <br />along the entire Old Santa Rita Road frontage of this parcel. <br /> <br />11. When deemed necessary by the City Engineer, the property owner <br />shall construct or finance the construction of street <br />improvements along the entire Old Santa Rita Road frontage of <br />the site. Said improvements may include, but are not <br />necessarily limited to grading, sidewalk, street trees, street <br />monuments, underground utilities, and tree removal. <br /> <br />12. All trash and refuse shall be contained completely within <br />trash enclosures. The location and design of the trash <br />enclosures shall be shown on the plans submitted for issuance <br />of building permits, subject to the approval of the Planning <br />Director. Trash containers. shall be stored within the <br />enclosure at all times, except when being unloaded. <br /> <br />13. If signing for the site is desired, a comprehensive signing <br />program shall be submitted to the Planning Director for <br />consideration under separate application. <br /> <br />14. The applicant shall submit a final paving and drainage plan to <br />the City Engineer and the Director of Building Inspection for <br />review and approval prior to occupancy. The site shall be <br />paved and drainage systems installed within 60 days of <br />occupancy. <br /> <br />15. The project developer shall reimburse Spieker Partners for <br />storm drain improvements along the site's east property line <br />next to the Rose Pavilion Shopping Center. Payment shall be <br />made to the city Building Department prior to occupancy. <br /> <br />16. The applicant shall remove all existing vehicles, weeds, and <br />storage containers from the site prior to occupancy. Weeds <br />shall be mowed annually, or sooner, as required by the Fire <br />Marshall. <br /> <br />17. All project lighting shall be installed in such a manner that <br />glare is directed away from surrounding properties and rights- <br />Of-way. <br /> <br />{end} <br /> <br />II <br /> <br />II . l <br /> <br />. <br />
