<br />Resolution No. PC-92-96 <br />Page 4 <br /> <br />EXHIBIT B <br />ReSolution No. PC-92-96 <br />conditions of Approval <br />Case UP-92-49 <br /> <br />1. The proposed use shall conform substantially to the site plan, <br />floor plan, staff report project description, and related <br />materials, dated "Received September 14, 1992" and "November <br />4, 1992," on file with the Planning Department, except as <br />modified by these conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. The subject use permit is granted for a period of one year <br />only. After this year the applicant shall contact the <br />planning Director and state if he wishes to continue operation <br />at the site. If the applicant wishes to remain temporarily at <br />the site, the Planning Director shall allow the use to remain <br />on the site for one more year, provided the applicant has <br />satisfactorily complied with all other conditions of approval. <br />If the applicant wishes to remain permanentlY on the site, <br />then he shall reapply for a new conditional use permit to <br />allow the operation as a permanent use. <br /> <br />3. The applicant shall obtain all building, fire, hazardous <br />materials, or any other applicable city permits for the use <br />prior to operation. <br /> <br />4. Uses on the rear, unpaved portion of the site shall be limited <br />to storage of excess irrigation pipes, plants, soil, mulch and <br />similar landscape and irrigation materials. No vehicle <br />storage shall be allowed in this area. <br /> <br />5. Equipment (i.e. tractors, trenchers, etc.) shall be parked or <br />stored within the paved parking area at all times. No <br />equipment shall be parked on the public street. <br /> <br />6. If additional activities beyond that approved by the planning <br />commission are desired, prior city review and approval is <br />required. Such modifications shall be submitted to the <br />planning Director, who shall refer the matter to the planning <br />commission if judged to be substantial. <br /> <br />7. That if, at any time in the future, it is determined by the <br />planning Director that noise, emissions, drainage, litter, <br />storage, parking, traffic, or other issues associated with the <br />proposed use are having adverse effects on surrounding uses or <br />the city in general, this matter can be submitted, at the <br />discretion on the Planning Director, to the planning <br />commission for their subsequent review at a public hearing. <br /> <br />II .
