Resolution No. PC-92-96 Page 2 outdoor storage yards are a common use along Old Santa Rita Road. with conditions limiting the duration of the use permit, and regulating the applicant's vehicle parking and outdoor uses, the use can be accommodated without adverse impacts on the other uses in the general vicinity. The applicant can also be required to mitigate future nuisances as a result of the proposed use. c. That the proposed conditional use will comply with each of the provisions of the Zoning Ordinance. Chapter 18.124 of the Municipal Code (Conditional Uses) states that, because of their unusual characteristics, conditional uses require special consideration so that they may be located properly with respect to their effects on surrounding properties. Reasonable conditions of approval can integrate the proposed use without detrimentally affecting the surrounding properties or the city in general. The proposed use will also comply with all provisions and requirements of the city's zoning ordinance. WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act (CEQA); and WHEREAS, the Planning commission determined that the proposed conditional use is appropriate for the site. NOW, THEREFORE, THE PLANNXNG COMMISSION 01' THE CITY 01' PLEASANTON RESOLVES THE FOLLOWING: section 1. Approves Case UP-92-49, the application of James E. Butts for a conditional use permit to operate a landscape contractor's equipment storage yard and office at 3768 Old santa Rita Road , subject to the conditions shown on Exhibit "B" attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time. " . I
