<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-91 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6581, THE <br />APPLICATION OF MARSH/SMITH ASSOCIATES <br /> <br />WHEREAS, Marsh/Smith Associates has applied for a vesting <br />tentative map to allow the subdivision of an <br />approximately 18.6 acre site into 29 single family <br />residential lots for a parcel generally located a the <br />southeast corner of the Sunol Boulevard undercrossing of <br />Interstate-680; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Low Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 28, 1992, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, an Environmental Impact Report was adopted in conjunction <br />with approval of the General Plan Amendment (GP-981-03) <br />and Planned Unit Development (PUD-91-03) for this site; <br />therefore, no new environmental document accompanies this <br />report; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The land use element of the City'S General Plan was <br />amended from "General and Limited Industrial" to <br />"Low Density Residential" in conjunction with <br />approval of PUD-91-03, which approved the subject <br />development plan. The proposed tentative map is <br />consistent with the approved PUD development plan <br />and is, therefore, compatible with the General Plan <br />Land Use Element. The map is also consistent with <br />General Plan policies in its retaining of the creek <br />area, ensuring soils stability, and mitigating <br />freeway noise impacts on project residents. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br /> <br />.. <br /> <br />. <br />
