That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the <br />vicinity. <br /> <br />Given the proposed hours of operation, the proposal <br />will not impact surrounding uses. Other similar <br />uses in the area have been conditionally approved <br />by your Commission and have not caused any reported <br />problems. The proposed use will comply with <br />applicable Building and Fire Codes. Also, the <br />proposed use complies with the requirements for the <br />storage of hazardous substances. Based on the <br />aforementioned, staff believes the project will not <br />be detrimental to the public health, safety, or <br />welfare and that this finding can be made. <br /> <br />C. That the proposed conditional use will comply with <br />each of the provisions of the Zoning ordinance. <br /> <br />As conditioned, the proposed use will <br />all provisions and requirements of <br />zoning ordinance. <br /> <br />comply with <br />the city's <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />conditional use is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-92-50, the application of Christopher <br />Cantalini for a conditional use permit to establish <br />warehouse and office space for a landscape contractor <br />within a portion of the existing industrial building <br />located at 2150 Rheem Drive, subject to the conditions <br />shown on Exhibit liB" attached hereto and made part of <br />this case by reference. <br /> <br />Section 2.
