<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-88 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-92-50 FOR CHRISTOPHER CANTALINI <br /> <br />WHEREAS, Christopher Cantalini has applied for a conditional use <br />permit to establish warehouse and office space for a <br />landscape contractor within a portion of the existing <br />industrial building located at 2150 Rheem Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Industrial District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 28, 1992, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands are used for the purposes which are most <br />appropriate and beneficial to the city as a whole. <br />The proposal would be consistent with these <br />objectives. The subject building is located in the <br />industrial area along Rheem Drive which has <br />characteristics of the city's Industrial Park (I-P) <br />zoning district. One purpose of the I-P district <br />is to provide locations for uses that can operate <br />in close proximity to commercial and residential <br />uses with minimum adverse impacts. As proposed, <br />the proposal will not alter the exterior of the <br />building. Due to similar characteristics with <br />surrounding businesses, the proposal will not <br />interfere with this ability to operate. As <br />conditioned, the proposed use will be compatible <br />with adjacent industrial park users and the <br />residences across Rheem Drive. The applicant will <br />also be required to mitigate any future nuisances <br />which may occur as a result of the proposed use. <br />
