<br />Resolution No. PC-92-86 <br />Page 5 <br /> <br />EXHIBIT B <br />RESOLUTION PC-92-86 <br />CASE PUD-92-08 <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, and related materials for the site <br />plan alternative which features garages facing the two major <br />streets, Exhibit A (dated "Received September 29, 1992"), on <br />file with the Planning Department, except as modified by these <br />conditions. Minor changes to the plans may be allowed subject <br />to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. Except as otherwise modified by the development plan or <br />conditions of approval, the uses and site development <br />standards for the development shall be those of the R-1-6,500 <br />zoning district. <br /> <br />3. A revised landscape plan shall be submitted for review and <br />approval by the Planning Director prior to approval of a <br />tentative map for the project. The landscape design shall <br />incorporate the same basic design concepts and plant palette <br />as the original site plan and shall address the landscaping of <br />the front yards of all units as well as areas along the shared <br />driveway bordering the channel. <br /> <br />4. The driveways of the units which face Palomino Drive and <br />Concord Street shall be reduced from 18 feet to 16 feet in <br />width. The revised width shall be depicted on the tentative <br />map when submitted for review by the Planning commission. <br /> <br />5. The driveway for unit 3 shall be reoriented so that the garage <br />takes access from the shared driveway which runs along the <br />channel. This change shall be depicted on the tentative map <br />when submitted for review by the Planning Commission. The <br />area formerly occupied by the driveway (facing Concord Street) <br />shall be landscaped as part of the front yard. <br /> <br />6. Additional paving shall be added along the west side of the <br />garage of unit 2 to provide an additional parking space off <br />the street. The side yard fence shall be relocated (reducing <br />the size of the private open space) to accomplish this change. <br /> <br />7. A fencing plan for the development shall be submitted for <br />review and approval by the Planning Director prior to approval <br />of a tentative map for the project. The fence plan shall <br />reflect a fence along the street side yard of unit 5 providing <br />a 5 foot wide side yard on the Palomino side of the unit. <br /> <br />.. <br /> <br />- <br />
