There shall be no second-story additions or the installation <br />of any dormer or second-story windows along the south <br />elevation of the homes built on Lots #1, #2, and #3. <br /> <br />10. Details of all retaining walls on site shall be shown on the <br />tentative parcel map. In general, the wall along the southern <br />property line shall match the existing wall in height and <br />design and the wall along the western property line shall be <br />designed to reflect the rural character of the area subject to <br />the final approval by the Planning Director prior to <br />recordation of the parcel map. <br /> <br />11. Specific design details for the V-ditch along Sycamore Road <br />and Amber Lane shall be shown on the tentative parcel map for <br />review and approval. Sycamore Road shall be a 12 foot (south <br />side) travel lane and gravel shoulder per the North sycamore <br />Specific Plan requirements. The typical section shall be <br />shown on the tentative Parcel Map. <br /> <br />12. Construction hours shall be pursuant to the city's Noise <br />Ordinance. <br /> <br />13. The developer shall pay its pro-rata share of the North <br />sycamore area-wide improvement costs pursuant to the <br />requirements of the North Sycamore Specific Plan. In the <br />event that the final details of these costs are not determined <br />prior to the time that the applicant wishes to record the <br />parcel map, the city Engineer may approve an estimate of cost <br />for purposes of fulfilling this requirement. <br /> <br />14. a) The applicant shall offer for dedication one-half of the <br />future Amber Lane right-of-way as shown on Exhibit "A". Upon <br />filing of a Parcel Map, the applicant shall pay a fee to the <br />City in an amount equal to the estimated cost of the street <br />improvements for its one-half of the future Amber Lane as <br />shown in the "Staff Recommended Amber Lane Configuration" <br />described in the September 23, 1992 staff report, including <br />but not limited to curb, gutter, sidewalk, one-half the street <br />width of pavement, drainage improvements, and underground <br />utilities. Said funds shall be held by the city for future <br />Amber Lane construction. <br /> <br />.. <br /> <br />- <br />
