Resolution No. PC-92-84
Page 5

EXHIBIT B
Resolution PC-92-84
Conditions of Approval
Case PUD-92-7

1. Development shall be substantially as shown on the development
plans, Exhibit "A", dated "Received September 2, 1992" on file
with the Planning Department, except as modified by the
following conditions. Minor changes to the plans may be
allowed subject to the approval of the Planning Director if
found to be in substantial conformance to the approved
exhibits.

2. All applicable City building permits for the homes shall be
obtained prior to the commencement of construction.

3. The detached garage on Lot #3 shall have a 5 foot setback from
the western property line.

4. The automatic irrigation system shall be designed so that
future homeowners can readily connect rear yard irrigation
circuits to the system. The automatic control shall be at
least a 7 station controller and a low voltage line for each
station shall be supplied.

5. Additional contrasting siding and trim shall be provided for
the home proposed for Lot #1. The colors for the homes on
Lots #2, #3, and #4 shall be toned down. These changes shall
be submitted to the Planning Director for review and approval
prior to issuance of any building permits for the project.

6. The landscape pockets in the fence for Lot #4 along Sycamore
Road and Amber Lane shall be removed and the fence
straightened. The shrubs in these pockets shall be removed.
The oak trees shall be placed outside the fence and additional
trees shall be installed to create naturally appearing
clusters. The clusters shall be coordinated with the existing
walnut trees in an effort to save the existing trees to the
greatest extent practical. This change shall be submitted to
the Planning Director for review and approval prior to
issuance of any building permits for the project.

7. The maximum height of the fence along Sycamore Road shall be
4 feet. The fence along the home can be reduced to 3 feet to
differentiate the fencing for the home from the fencing for
the pasture area.
