Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received September 2, 1992" on file <br />with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. All applicable City building permits for the homes shall be <br />obtained prior to the commencement of construction. <br /> <br />3. The detached garage on Lot #3 shall have a 5 foot setback from <br />the western property line. <br /> <br />4. The automatic irrigation system shall be designed so that <br />future homeowners can readily connect rear yard irrigation <br />circuits to the system. The automatic control shall be at <br />least a 7 station controller and a low voltage line for each <br />station shall be supplied. <br /> <br />5. Additional contrasting siding and trim shall be provided for <br />the home proposed for Lot #1. The colors for the homes on <br />Lots #2, #3, and #4 shall be toned down. These changes shall <br />be submitted to the Planning Director for review and approval <br />prior to issuance of any building permits for the project. <br /> <br />6. The landscape pockets in the fence for Lot #4 along Sycamore <br />Road and Amber Lane shall be removed and the fence <br />straightened. The shrubs in these pockets shall be removed. <br />The oak trees shall be placed outside the fence and additional <br />trees shall be installed to create naturally appearing <br />clusters. The clusters shall be coordinated with the existing <br />walnut trees in an effort to save the existing trees to the <br />greatest extent practical. This change shall be submitted to <br />the Planning Director for review and approval prior to <br />issuance of any building permits for the project. <br /> <br />7. The maximum height of the fence along Sycamore Road shall be <br />4 feet. The fence along the home can be reduced to 3 feet to <br />differentiate the fencing for the home from the fencing for <br />the pasture area. <br />
