<br />As conditioned, the streets and buildings have been <br />located and designed to prevent the loss of any of <br />the existing walnut trees along Stanley Boulevard. <br />However, parking on the site must be controlled <br />through allowed uses so that circulation areas are <br />not used for parking, which could block pUblic and <br />emergency access. <br /> <br />6. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />Several public safety measures have been <br />incorporated into the design of the proposed <br />development plan and off-site improvements. A bus <br />turnout and enclosure would be provided opposite <br />the project on the southern side of stanley <br />Boulevard in close walking proximity to the <br />project. Adequate access is provided to all <br />structures for police, fire, and other emergency <br />vehicles. <br /> <br />7. The plan conforms to the purposes of the PUD <br />District: <br /> <br />The proposed PUD development plan conforms to the <br />purposes of the PUD district. One of the purposes <br />is to encourage efficient usage of small, odd-sized <br />or topographically affected parcels difficult for <br />development by themselves. The proposed <br />development plan has been designed to conform to <br />this irregularly-shaped parcel, rather than to <br />adhere to the zoning standards of the City's <br />commercial district. As conditioned, the plan also <br />adheres to the PUD purpose which is to provide a <br />mechanism whereby the city can designate parcels <br />and areas requiring special consideration regarding <br />the manner in which development occurs. <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />project, as conditioned, is consistent with the General <br />Plan and purposes of the PUD ordinance. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends approval of the application of Joseph E. <br />Madden has applied for planned unit development <br />development plan approval to construct a commercial <br />service development consisting of a four-building plan <br />totalling 47,500 sq. ft. or a five-building plan <br />totalling 52,500 sq. ft. located on Stanley Boulevard <br />between Valley Avenue and California Avenue, subject to <br />the conditions shown on Exhibit "A" attached hereto and <br />made part of this case by reference. <br />
