Madden has applied for planned unit development
development plan approval to construct a commercial
service development consisting of a four-building plan
totalling 47,500 sq. ft. or a five-building plan
totalling 52,500 sq. ft. located on Stanley Boulevard
between Valley Avenue and California Avenue; and

WHEREAS, zoning for the property is PUD (Planned Unit Development)
- commercial District; and

WHEREAS, at their duly noticed public hearing of August 26, 1992,
the Planning Commission, after considering all public
testimony, relevant exhibits, and recommendations of the
City staff concerning this proposal, recommended approval
of the proposed negative declaration for Case PUD-92-06;
and

WHEREAS, the Planning commission makes the following findings:

1. The plan is in the best interests of the pUblic
health, safety, and general welfare:

Adequate storm drain, sani tary sewer, and water
service facilities are present to serve the site.
The applicant will install all required on-site
utilities with connections to municipal systems in
order to serve the site. street improvements would
be constructed on a portion of Stanley Boulevard to
facilitate the free flow of traffic. Separate
vehicular, pedestrian, and bicycle facilities would
be provided on Stanley Boulevard for maximum
traffic safety. Parking must be controlled through
uses so that users of the site do not park
illegally or on adjacent residential streets.

2. The plan is consistent with the City's General
Plan:

The proposed service commercial plan conforms to
the current "Retail, Highway, and Service
commercial/Business and Professional Offices" Land
Use Element designation for the project site.
Therefore, the proposed development plan is
consistent with the current General Plan Land Use
designations for this site.

,r
