<br />site Plan <br /> <br />6. The project shall be modified to reduce the total number of <br />housing units in the development to 98, including golf <br />course suites, by redesigning the residential area as <br />follows: <br /> <br />a. Eliminate lots and grading within that portion of the <br />swale designated as "Swale 16" in the project EIR lying <br />southerly of "B street" (i. e. in the general location <br />of "D Court" on the proposed plan); <br /> <br />b. Reconfigure "B street" as a cul-de-sac (retaining the <br />connection with the water tank EVA road), providing a <br />bridge or graded culvert crossing across "Swale 16"; <br />lots on this cul-de-sac may be graded with minimal flat <br />pad areas suitable to accommodate custom house designs, <br />as may other lots which abut natural open space areas; <br /> <br />c. Eliminate lots in the general location of "E Court" on <br />the proposed plan to preserve the channel portion of <br />the "Y-shaped" junction of st. Mary's Creek and <br />"Swale 15"; <br /> <br />d. Eliminate the isolated clusters of lots which intrude <br />into the open space area on the south side of <br />"A street" and "C street" (Lots 53, 54, 113, 114, and <br />115 on the proposed plan); and <br /> <br />e. The golf course suites plan shall be reviewed in <br />conjunction with the review of the tentative map to <br />enable City determination of the number of dwelling <br />units which will be assigned to the suites; however, <br />should the suites design remain as shown in <br />"Exhibit A", the suites shall be established herein to <br />be one (1) dwelling unit for the purposes of the total <br />planned units in the project; <br /> <br />Modifications to the residential area shall provide for <br />emergency and public access to open space areas, <br />satisfactory to the City, particularly along the east side <br />of the residential subdivision. The intent of the revised <br />site plan shall be to retain 10,000 sq. ft. flat pad areas <br />and 20 foot minimum flat rear yards outside of building <br />envelopes wherever feasible on each lot (i.e. not including <br />slope banks) to accommodate "production-style" homes. The <br />flat pad area standard may be modified for "custom" or <br />"semi-custom" lots, as may desirable in the revised <br />"B street/Court" area and other lots directly abutting open <br />space areas. The revised site plan shall be submitted for <br />review and approval by the Planning commission in <br />conjunction with the tentative map for the development. <br /> <br />.. <br />
