<br />Pleasanton Private Development Design Guidelines adopted <br />April 15, 1986. <br /> <br />70. Prior to issuance of a building permit, the developer shall <br />pay the then-existing applicable Zone 7 and city water <br />connection fees and water meter cost for any water meters <br />(irrigation meters) related to a building permit. <br /> <br />71. All retaining walls 3 feet or more in height shall be <br />constructed of reinforced concrete or shall be an approved <br />crib wall type. Calculations signed by a registered civil <br />engineer shall accompany the wall plans. <br /> <br />72. The developer shall submit plot plans for each of the <br />residential lots showing building setbacks and a topographic <br />plan showing grading and drainage. Pad elevations, finish <br />floor elevations, retaining walls, easements, and maximum <br />height of the highest structure are to be indicated on the <br />plan. Plans for custom lots are to be signed by a <br />registered civil engineer. All residential plot plans shall <br />show compliance with sections 2907(d) and 70012(d) of the <br />Uniform Building Code. <br /> <br />73. Property lines shall be located a minimum of two feet from <br />the top of all slope banks. <br /> <br />Construction Phase <br /> <br />74. Construction activities during the nesting season of raptors <br />(March to July) shall be preceded by pre-construction <br />surveys by a qualified ornithologist for any threatened or <br />endangered raptors which may be nesting. No construction <br />activities shall proceed which would result in disturbance <br />to active nests of any threatened or endangered raptors as <br />protected by the federal laws. <br /> <br />75. The hours of construction activities in areas bordering <br />existing, adjacent development to the west and north of the <br />site (i.e. particularly the construction of Hearst Drive and <br />the golf course) shall be limited to between the hours of <br />8 am and 5 pm. <br /> <br />76. The haul route for all materials to and from this <br />development shall be approved by the city Engineer prior to <br />the start of any construction. If a secondary public access <br />road to Vineyard Avenue is in place at the time of site <br />construction, the developer shall employ its best efforts to <br />make primary use of said road as the haul route. <br /> <br />77. Any proposed phasing of this development shall be depicted <br />on the tentative tract map and shall include narrative <br />explaining and proposed phasing. Unless a phasing plan for <br />improvements is approved by the planning Director, the <br />developer shall complete all of the on-site improvements at <br /> <br />II <br /> <br />II ,.
