PC-92-60 <br /> <br />RESOLUTION APPROVJ:NG A CONDJ:TIONAL USE PERMJ:T AS FJ:LED UNDER <br />CASE UP-92-28 FOR WESTERN COLLEGE OF TRAVEL CAREERS, INC. <br /> <br />WHEREAS, Western College of Travel Careers, Inc. has applied for <br />a conditional use permit to operate a travel school to be <br />located within the EFC building located at 5700 <br />stoneridge Mall Road, suite 370; and <br /> <br />WHEREAS, zoning for the property is C-R [p] - Regional commercial <br />(Peripheral Area); and <br /> <br />WHEREAS, at their duly noticed public hearing of July 8, 1992, the <br />Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from adverse influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the city as <br />a whole. The proposed use would be consistent with <br />these objectives. <br /> <br />The subject use is located in the EFC building <br />which has the characteristics of the city's C-R (p) <br />Regional Commercial District. One purpose of the <br />Regional commercial district is to provide <br />locations for uses that can operate in close <br />proximity to commercial and office uses with <br />minimum mutual adverse impact. Major centers must <br />be developed in accord with high standards of site <br />planning, architecture, and landscape design. As <br />existing, the use does not alter in any way the <br />approved exterior of the building so as to detract <br />from its high development standards. As <br />conditioned, the travel school will be compatible <br />with adjacent office/commercial uses in that it <br />will occur completely indoors and in an office-like <br /> <br />.. -. - <br />
