<br />similarly, the "incidental" uses associated with <br />the property are better suited for an industrially- <br />zoned location: truck and equipment repair, <br />equipment rental yards and truck storage areas are <br />not nuisance-free uses suitable for a less- <br />intensive zoning district. <br /> <br />2. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />The waste transfer station must operate according <br />to Federal, state and local regulations regarding <br />the maintenance and operation of the station in a <br />safe manner. The transfer station operations are <br />and would be monitored continually by Alameda <br />County Health services (Department of Environmental <br />Health). Additionally, the city has attached <br />certain performance standards for all existing and <br />proposed uses which are intended to ensure that all <br />uses on the site operate in a manner which will not <br />be detrimental to the public health, safety or <br />welfare. <br /> <br />The site is surrounded by uses of a similar, or <br />heavier, industrial character, so the existing and <br />proposed uses for this site will not be materially <br />injurious to the properties or improvements in the <br />vicinity. <br /> <br />3. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />Conditions of approval of the use permit and the <br />performance standards listed for particular uses <br />will help to ensure that all uses on the site will <br />comply with all applicable provisions of the City's <br />Municipal Code. <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />conditional use is appropriate for this site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />
