<br />9. Sanitary Sewer <br /> <br />A. The applicant shall extend the sanitary sewer from its <br />present terminus in front of the westerly gate of the <br />City's Operation Service Center (OSC) along Kamp Drive and <br />along Busch Road to the easterly side of the project <br />frontage. The applicant may enter into a reimbursement <br />agreement with the city to request pro-rata reimbursement <br />from other benefitting properties. Improvement plans for <br />the sanitary sewer extension shall be submitted to the City <br />Engineer for review and approval within 120 days of the <br />approval of this use permit. Construction of and <br />connection to the sanitary sewer line shall be completed <br />within 12 months of the date of approval of this use <br />permit. The applicant shall pay all required fees as <br />determined by the estimated flow rate of the site. <br /> <br />B. The applicant shall pay a pro-rata share of the Mohr-Martin <br />Sanitary Sewer (approximately $130 per DUE). Said pro-rata <br />share shall be paid at the time on-site improvement permits <br />are issued. <br /> <br />C. The applicant shall pay a pro-rata share of the East-Amador <br />Relief Sewer (approximately $300 per DUE). Said pro-rata <br />share shall be paid at the time on-site improvement permits <br />are issued. <br /> <br />10. Building Code Compliance <br /> <br />The applicant shall meet and confer with the City Building <br />Official to arrange for a thorough inspection of the property to <br />include the electrical, mechanical, plumbing and handicapped <br />requirements, as well as a complete and detailed code analysis <br />of the buildings on-site, at his expense. If determined <br />necessary by the city Building Official, the applicant shall <br />hire, at his expense, a licensed architect or civil engineer to <br />conduct an inspection of the site. This inspection shall occur <br />within thirty (30) days of the date of approval of this use <br />permit. <br /> <br />within ten (10) working days of the site inspection, the <br />inspector shall submit to the City Building Official for review <br />and approval, a letter indicating all code <br />deficiencies/violations at the site. within sixty (60) days of <br />the date of the letter, the applicant shall submit to the <br />Building Department, for review and approval, plans which <br />rectify all Code deficiencies. <br /> <br />Completion of all necessary repairs/improvements shall be <br />completed in a reasonable time, as determined by the Building <br />Official. until such repairs/improvements are completed, the <br />Building Official may require interim improvements and/or <br />disallow particular uses within buildings not meeting Code <br />requirements as may be necessary to protect the public health, <br />safety and welfare. <br />
