<br />10. The de~eloper shall perform a subsurface archaeological <br />reconnal.ssance as recommended in the "Cultural Resources <br />Assessment of a Parcel Located at martin Avenue and South of <br />the Arroyo Mocho, City of Pleasanton, Alameda County, <br />california" prepared for Gahrahmat Properties, Ltd., by Basin <br />Research Associates, Inc. The archaeological reconnaissance <br />and mitigation measures shall be submitted with the tentative <br />map application. <br /> <br />11. Landscaping <br /> <br />a. A final landscape plan and irrigation plan shall be <br />submitted to and approved by the Planning Director prior <br />to issuance of building permits. said landscape plan <br />shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and <br />spacing. <br /> <br />b. The applicant shall provide root control barriers and <br />four inch diameter deep watering pipes for street trees <br />and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the <br />time of review of the final landscape plans. <br /> <br />c. Designs for the private front- and side-yard landscaping <br />facing public rights-of-way shall be submitted to the <br />Design Review Board prior to issuance of building <br />permits. All private front- and side-yard landscaping <br />and irrigation shall be installed by the developer within <br />30 days of close of escrow. <br /> <br />12. Fees <br /> <br />a. The applicant shall be responsible for his pro-rata share <br />of all public infrastructure and public park improvements <br />to be undertaken by lands within the Stoneridge Drive <br />Specific Plan. Payment shall be determined prior to <br />approval of the final map, if work to be installed is <br />less than the pro-rata share. <br /> <br />b. The applicant shall pay a pro-rata share of the East <br />Amador Relief Sewer and Mohr-Martin Sanitary Sewer as <br />specified in a prior agreement with the City. <br /> <br />c. The developer shall pay any and all other fees to which <br />the property may be subject. <br /> <br />13. Any proposed phasing of this development shall be depicted on <br />the tentative tract map and shall include narrative explaining <br />and proposed phasing. with the first phase of construction <br />the applicant shall construct the recreation areas and the <br />public street between PUD-92-1 and PUD-91-11 unless otherwise <br />approved by the Planning Director and the City Engineer. <br />
