<br />e. Primary and secondary structures on lots 83-89 shall <br />conform to Exhibit "e", "Building, site, and Landscape <br />Design Guidelines for PUD"'"92-4". The applicant or its <br />successor in interest shall disclose the design <br />guidelines to the lot buyers prior to close of escrow, <br />and shall provide them with copies of the guidelines. <br /> <br />f. Lots 17 and 18 shall have single-story houses. The side <br />building setback from stoneridge Drive shall be 10'. <br /> <br />g. Delete lots 45 and 48. Reconfiqure lots 35, 40-49 into <br />nine lots with no more than two 2-story homes; the two- <br />story homes shall not be adjacent to one another. <br /> <br />h. Except for lots with less than a 45 ft. street frontage, <br />driveway aprons on lots 1-82 shall be arranged so that <br />two fUll-length on street parking spaces are provided <br />between each driveway apron pair. <br /> <br />These changes shall be shown on the tentative map. <br /> <br />5. The applicant shall submit a final building siting plan for <br />lots 1-82 with the tentative map for review by the Planning <br />commission. The siting plan shall distribute the building <br />models so that on the interior lots and the lots adjoining <br />stoneridge Drive so that a break in rooflines and varied rear <br />building wall planes is achieved. <br /> <br />6. The applicant shall provide all buyers with copies of the <br />project conditions of approval. <br /> <br />7. Building Design <br /> <br />a. The developer shall provide additional indented landscape <br />pockets along the Stoneridge Drive soundwall are <br />provided. <br /> <br />b. All garbage cans shall be stored within an approved trash <br />enclosure located within, or attached to, the project <br />structure's garage as shown on the approved plan set. <br />Final location of landscape pockets shall be determined <br />by the Planning Commission in conjunction with its review <br />of the tentative map. <br /> <br />c. The colors of the building(s) shall be submitted to and <br />approved by the Planning Director prior to the issuance <br />of a building permit. Colors shall be consistent with <br />approved colors and shall be based on the Pantone color <br />system. Approved colors shall be stated on the plans <br />submitted for issuance of building permits. <br /> <br />d. The applicant shall provide automatic opening sectional <br />rOll-up garage doors on all lots having a driveway apron <br />less than 23' in length. <br />
