'* All primary structures on Parcel Four shall maintain a minimum 45-foot setback <br />from the north property line. <br />s Or 407 feet NGVD whichever is less. <br />The project developer shall modify the design guidelines with these changes before <br />submittal of the tentative parcel map application to the City of Pleasanton for review. <br />6. The development standards for open structures, e.g., patios, arbors, porte cocheres, etc., <br />would be those outlined under Section 18.84.120, Projections Into Yards, of the <br />Pleasanton Municipal Code. The project developer shall modify the design guidelines to <br />include this statement before submittal of the tentative parcel map application to the City <br />of Pleasanton for review. <br />7. The project developer shall comply with the recommendations of the tree report prepared <br />by Arias Tree Service, Inc. dated June 4, 2004, as follows: <br /> <br /> Tree Species Diameter Condition Disposition <br /> Good Condition - <br /> Tree No. 1 Northern California Black 38-inches Moderate amount Retain, prune, and <br /> Walnut (Juglans hindsii) of deadwood, fertilize. <br /> Remove and <br /> Tree No. 2 Almond (Prunus amygdalus) 12-inches Fair Condition replace with a 24- <br /> inch box size tree. <br /> Good Condition - Retain, thin, and <br /> Tree No. 3 Lombardy Poplar (Populus 26-inches Minimal amount of <br /> nigra Italica) pruning, prune. <br /> Good Condition - <br /> Retain, prune, and <br /> Tree No. 4 Pecan (Carya illinoinensis) 14-inches Moderate amount fertilize. <br /> of deadwood. <br /> Good Condition - <br /> Tree No. 5 Valley White Oak (Quercus 16-inches Moderate amount Retain, prune, and <br /> lobata) of deadwood, fertilize. <br /> <br /> No other trees shall be removed other than these specifically designated for removal. The <br /> project developer shall post cash, letter of credit, or other security satisfactory to the <br /> Planning Director in the amount of $5,000.00 for each of the above-identified trees to be <br /> preserved. This cash bond or security shall be retained for one year following acceptance <br /> of public improvements or completion of construction, whichever is later, and shall be <br /> forfeited if the trees are destroyed or substantially damaged. <br /> <br />8. No tree trimming or pruning other than that specified in the tree report shall occur. The <br /> project developer shall arrange for the horticultural consultant to conduct a field <br /> inspection prior to issuance of grading permits to ensure that all recommendations have <br /> been properly implemented. The consultant shall certify in writing that such <br /> recommendations have been followed. <br /> <br /> <br />
