<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-93-32 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-93-33, THE APPLICATION OF DIABLO GYMNASTICS SCHOOL <br /> <br />WHEREAS, Diablo Gymnastics School has applied for a conditional <br />use permit to conduct gymnastic lessons for children at <br />the property located at 1279 Quarry Lane; and <br /> <br />WHEREAS, zoning for the property is Planned Unit Development (POO) <br />- I (Industrial) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of June 23, 1993, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />One of the objectives in the conditions of approval <br />for the POO for Valley Business Park is to provide <br />for neighborhood and support commercial uses that <br />are compatible with most other land uses that <br />operate with minimum restriction and without <br />adverse effect on other uses. Trade schools, <br />gymnasiums and health clubs, recreation and indoor <br />sports facilities are on the list of neighborhood <br />and support commercial uses in the Ordinance <br />approving the POO. The gym is a non-competitive <br />facility and can be considered a recreational <br />indoor sports facility. It also addresses a <br />special need with individualized instruction and, <br />therefore, can be compared to a trade school. As <br />proposed and conditioned, the SUbject use would be <br />compatible with the uses in the building which are <br />BMG and Airrigation. In turn, the existing uses <br />would not cause adverse impacts on the gym as they <br />are light industrial-type operations. The gym is <br />in a suitable location with regard to Alisal and <br />Quarry Lane schools. The proposed gym would not <br />generate excessive traffic, parking demand, or <br />noise. Therefore, the lessons would be conducted <br />in accordance with Chapter 18.48.020, and so would <br />meet the objectives of the zoning ordinance. <br />
